Factors Influencing the Price of Building Land in the City of Brno

The aim of the diploma thesis is to find out and evaluate the influences affecting the price of building land in the city of Brno. The theoretical part of the thesis defines the concepts of laws relating to building land. Selected land is located in the city of Brno, which also analyzes the market of building plots. In addition, the aspects that influence the price of the building land in the valuation according to the price regulation are summarized. The analytical part is focused on the land to which the price data was published in the cadastre of real estate, which are then confronted with the valuation decree. In the end, the informations obtained are evaluated.

Making of the survey example untypical buildings and their projection in the land registry

The bachelor's thesis deals with the history of the cadastre in the Czech lands from the beginning to the present. There is also an overview of regulations concerning the building records in the written and graphic form of the Real Estate Cadastre. It discusses the benefits of the usage of geometric plan in the cadastre and its history. Finally, atypical buildings and their current outline in the cadastral map are discussed. If their outline does not comply with current regulations, a proposal is made here how the outline in the cadastral map should correctly look like.

The topic of this Bachelor's Thesis is to create three sample Survey sketches in the KOKEŠ program and to record video instructions for their creation. These instructions will further serve as a teaching aid in the subject of real estate cadastre. The first part of the Bachelor's Thesis deals with the KOKEŠ program, theory and history associated with Survey sketches. The second part discusses the practical process of creating a survey sketch from ordering it to handing it over to the client.

This diploma thesis focuses on the issue of revisions of real estate cadastre data. The beginning of the work is devoted to a brief summary of land records, from historical to contemporary. Furthermore, the work addresses the revision of real estate cadastre data in the area of Ratibořské Hory. The attention of the diploma thesis is paid mainly to the finding of inconsistencies in the geometric determination of bui-ldings. At the end of the work is a statistical evaluation of the data.

The main part of the thesis describes the current state of the real estate cadastre and the records of the real rights. The thesis explains what is subjet of records and which real rights are registered in the real estate cadastre. Attention is paid to other information recorded in the real estate cadastre. Next part of the thesis describes the procedure of the records into the real estate cadastre. In the end of the thesis is analysed the current state of the real estate cadastre. The proposals how to improve the real estate cadastre are provided too.

The risks associated with trade in real estate

This thesis is focused on the risks arising from the data recorded in the cadastre of real estate and legislation related to the cadastre. Introductory chapters are devoted to the definition of risk for the purposes of this work and of basic terms in response to the changes brought by the new Civil Code. A brief historical overview coupled to the cadastre and description of the basic principles of the cadastre is complemented by context resulting from the integration with information systems of public administration. The merit of the work is dedicated to risks arising from the principles of the cadastre, historical circumstances, the importance and obligatory force of the registered data and their accuracy. Among the major factors influencing the risks associated with trade in real estate can be classified in particular, the evidence of ownership of itself and fulfilling the principle of publicity material, the question of the acreage recorded in cadastre, providing access to the property or existence of the simplified register. The work is enriched by concrete examples from practice that show errors and possible solutions.

Perimeter determination of cadastral territory as a base for a project of complex Land adjustment

The thesis analyzes the activities that are needed in determining the border of land consolidation, with a focus on border course investigation - in terms of laws and regulations, as well as on the specific case in the cadastral Smetanova Lhota. In the cadastral area was conducted reconnaissance and results were compared with the situation in the existing cadastral maps. After measuring was submitted part of the border land consolidation, including the solution of differences between the actual state and condition registred in the maps
